remarkable landmark properties will offer\u00a0<em>super-sized apartments<\/em>\u00a0at unprecedented\u00a0<strong>luxury levels for the Catalan city<\/strong><\/p><p>There\u2019s at least another decade to go until what is surely the world\u2019s longest building project, the\u00a0<strong>Sagrada Familia in Barcelona<\/strong>, is completed, more than 140 years since\u00a0<em>Antoni Gaud\u00ed<\/em>\u00a0began work on it as a fresh-faced architect. But part of Barcelona\u2019s great appeal is its whimsical architecture at every turn and some of it is taking on a new lease of life now as\u00a0<strong>super-sized apartments<\/strong>\u00a0that offer a level of\u00a0<strong>luxury not seen before in the cutting-edge Catalan city<\/strong>.<\/p><p>On Diagonal \u2013 the city\u2019s main east-west artery that has just seen its pavements widened to pedestrian-friendly,\u00a0<em>Champs Elysees<\/em>\u00a0proportions \u2013 sits\u00a0<em>Francesc Maci\u00e0<\/em>\u00a010, a former office block that is shaped like an eye, with the canopies over its windows representing eyelids. Designed in the 1960s by Swiss architect\u00a0<em>Marc J Saugey<\/em>\u00a0\u2013 a contemporary of\u00a0<em>Le Corbusier<\/em>\u00a0\u2013 the building is now being reinvented by Brazilian architect\u00a0<em>Marcio Kogan<\/em>\u00a0as eight apartments of epic proportions.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/div>\n\t\t\t\t<div class=\"elementor-column elementor-col-50 elementor-top-column elementor-element elementor-element-0be10e6\" data-id=\"0be10e6\" data-element_type=\"column\" data-e-type=\"column\">\n\t\t\t<div class=\"elementor-widget-wrap elementor-element-populated\">\n\t\t\t\t\t\t<div class=\"elementor-element elementor-element-263246c elementor-widget elementor-widget-image\" data-id=\"263246c\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"image.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<img fetchpriority=\"high\" decoding=\"async\" width=\"629\" height=\"945\" src=\"https:\/\/bonavistadev.com\/wp-content\/uploads\/2019\/10\/Casa-Bure-s-piso-noble-estudio-vilablanch-1.jpg\" class=\"attachment-large size-large wp-image-9398\" alt=\"Casa Bure s piso noble estudio vilablanch 1\" srcset=\"https:\/\/bonavistadev.com\/wp-content\/uploads\/2019\/10\/Casa-Bure-s-piso-noble-estudio-vilablanch-1.jpg 629w, https:\/\/bonavistadev.com\/wp-content\/uploads\/2019\/10\/Casa-Bure-s-piso-noble-estudio-vilablanch-1-200x300.jpg 200w\" sizes=\"(max-width: 629px) 100vw, 629px\" \/>\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/section>\n\t\t\t\t<section class=\"elementor-section elementor-top-section elementor-element elementor-element-ccbf2c8 elementor-section-boxed elementor-section-height-default elementor-section-height-default\" data-id=\"ccbf2c8\" data-element_type=\"section\" data-e-type=\"section\">\n\t\t\t\t\t\t<div class=\"elementor-container elementor-column-gap-default\">\n\t\t\t\t\t<div class=\"elementor-column elementor-col-100 elementor-top-column elementor-element elementor-element-59d0bbd\" data-id=\"59d0bbd\" data-element_type=\"column\" data-e-type=\"column\">\n\t\t\t<div class=\"elementor-widget-wrap elementor-element-populated\">\n\t\t\t\t\t\t<div class=\"elementor-element elementor-element-1197354 elementor-widget elementor-widget-text-editor\" data-id=\"1197354\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>There is just one apartment per floor, the smallest a palatial 600sq m, the largest \u2013 the duplex penthouse \u2013 an almost improbably massive 900sq m. Each uses the gentle curvature of the eyeball to great effect (<em>Kogan<\/em>, incidentally, used to be a film-maker) with a sweeping 300sq m living area framed by a 55-metre expanse of head-to-toe window. The other dimensions are similarly eye-watering, including 90sq m master bedrooms and 80sq m kitchens where you can stand at your Bulthaup island and gaze across the rooftops of Barcelona\u2019s poshest residential suburbs to\u00a0<span style=\"font-weight: bolder;\">Tibidabo mountain<\/span>.<\/p><p>This area known as\u00a0<span style=\"font-weight: bolder;\">Turo Park<\/span>\u00a0is off the beaten tourist track (it\u2019s too far from the beach), but it\u2019s where the wealthiest locals live. Yet even those with \u20ac10m apartments have to stick their car in the nearby NCP and squeeze into old\u00a0two-man lifts with their neighbours. So with six underground parking spaces per apartment and a whole raft of five-star services including a 24-hour concierge, fitness centre, 20m lap pool and lounge deck, valet service and wine cellar,\u00a0<em>Francesc Maci\u00e0<\/em>\u00a010 is bringing something new to\u00a0<span style=\"font-weight: bolder;\">the city\u2019s richest buyers<\/span>. Prices, by the way, start at around \u20ac7.5m and the one-off penthouse is strictly \u201cprice on application\u201d (but likely to be in excess of \u20ac20m) through Knight Frank.<\/p><p>The duo behind the project \u2013\u00a0<em>Jos\u00e9 Caireta and Daniel Castillo<\/em>, founders of\u00a0<span style=\"font-weight: bolder;\"><a href=\"http:\/\/www.squirclecapital.com\/\" target=\"_blank\" rel=\"noopener\">Squircle Capital<\/a><\/span>\u00a0\u2013 have already shaken up\u00a0<em>Barcelona\u2019s luxury hotel<\/em>\u00a0market by developing the\u00a0<span style=\"font-weight: bolder;\"><a href=\"http:\/\/www.mandarinoriental.com\/barcelona\/\" target=\"_blank\" rel=\"noopener\">Mandarin Oriental<\/a><\/span>\u00a0on\u00a0<span style=\"font-weight: bolder;\">Paseo de Gracia<\/span>, which has found a willing audience for \u20ac1,000-a-night rooms. \u201cWe thought we should do the same on the residential front \u2013 very high end, serviced by at international standards. This development will have the first 24-hour concierge service in Spain,\u201d says\u00a0<em>Caireta<\/em>, who has just hired the Spanish concierge manager of the\u00a0<em>Mandarin Oriental<\/em>\u00a0in London for the job. Also unusual for Barcelona property is the fact that buyers can configure and customise their apartment as they choose \u2013 and\u00a0<em>Caireta<\/em>\u00a0and\u00a0<em>Castillo<\/em>\u00a0have paid meticulous attention to the quality of every bit of Italian marble, American walnut and Spanish brass that graces the interiors.<\/p><p>It\u2019s ground-breaking for Barcelona, but there is a new raft of luxury sweeping the city from private members clubs (<em>Soho House<\/em>\u00a0is set to open soon) to the cruise liner-sized super-yachts that now park in\u00a0<span style=\"font-weight: bolder;\">Port Vell<\/span>.\u00a0<span style=\"font-weight: bolder;\">International property buyers<\/span>\u00a0with big budgets are back in the market too,\u00a0<em>Caireta<\/em>\u00a0comments, but his project is also attracting local interest. \u201cSome locals already own this type of\u00a0property in New York or London and want this experience at home,\u201d he says.<\/p><p><em>Francesc Maci\u00e0<\/em>\u00a0will offer buyers the chance to live in one of Barcelona\u2019s only\u00a0<em>Bauhaus-style<\/em>\u00a0buildings, but in the genteel\u00a0<span style=\"font-weight: bolder;\">Eixample district<\/span>\u00a0near\u00a0<span style=\"font-weight: bolder;\">Paseo de Gracia<\/span>,\u00a0<span style=\"font-weight: bolder;\"><a title=\"Visit Casa Bur\u00e9s as one of our luxury developments\" href=\"https:\/\/bonavistadev.com\/promocion\/casa-bures\/\">Casa Bur\u00e9s<\/a><\/span>\u00a0will provide a \u201c<em>once in a lifetime opportunity<\/em>\u201d to inhabit a\u00a0<em>modernist<\/em>\u00a0landmark designed by one of\u00a0<em>Gaudi\u2019s<\/em>\u00a0old collaborators,\u00a0<em>Francesc Berenguer i Mestres<\/em>.<\/p><p>\u201cI don\u2019t think we\u2019ll find a building of this size, substance and history again,\u201d says\u00a0<em><a title=\"Visit our section About Us and meet the team\" href=\"https:\/\/bonavistadev.com\/nosotros\/\">Marcus Donaldson<\/a><\/em>\u00a0of development company\u00a0<span style=\"font-weight: bolder;\">Bonavista<\/span>, who are turning the huge and currently somewhat dilapidated\u00a0<span style=\"font-weight: bolder;\">Case Bur\u00e9s<\/span>, built in 1900 as a family home, into about 30 apartments ranging from around \u20ac1m to \u20ac4.8m through Lucas Fox. Two apartments \u2013 or maybe even just one \u2013 will inhabit the 600 sq m first floor, which is accessed by a sweeping stone staircase with a stone bear rearing up on the bottom step. Inside, the first floor\u2019s listed interiors include original stained glass ceilings, ornately tiled floors and murals depicting wealthy Catalans at play.<\/p><p>Like\u00a0<em>Francesc Maci\u00e0<\/em>\u00a010,\u00a0<span style=\"font-weight: bolder;\"><a title=\"Read more about this luxury development\" href=\"https:\/\/bonavistadev.com\/promocion\/casa-bures\/\">Casa Bur\u00e9s<\/a><\/span>\u00a0will cater to buyers seeking a level of luxury previously unknown in the city. \u201cTypically, Catalan family-owned development companies have focused on the local market. We\u2019ve seen an opportunity to do a new type of\u00a0<em>luxury development<\/em>\u00a0for international buyers,\u201d says\u00a0<em>Donaldson<\/em>, who is talking of putting a pool and gym in the basement.<\/p><p>He is also renovating\u00a0<span style=\"font-weight: bolder;\">two modernist buildings<\/span>\u00a0in nearby\u00a0<span style=\"font-weight: bolder;\"><a title=\"Discover this unique luxury development in Barcelona\" href=\"https:\/\/bonavistadev.com\/promocion\/casp-33b\/\">Calle Casp<\/a><\/span>\u00a0\u2013 opposite\u00a0<em>Gaudi\u2019s Casa Calvet<\/em>\u00a0\u2013 with apartments up to 180 sq m in size and costing \u20ac960,000 to \u20ac1.85m through Lucas Fox. There will be a rooftop swimming pool and gym and residents will have the choice of customising their flat with\u00a0<em>modernist<\/em>,\u00a0<em>minimalist<\/em>\u00a0or (a mixture of the two) \u201c<em>urban<\/em>\u201d interior design.<\/p><p>\u201cWe\u2019re the first developer to get a\u00a0<span style=\"font-weight: bolder;\">luxury development\u00a0<\/span>on the market post crisis,\u201d\u00a0<em>Donaldson<\/em>\u00a0claims. \u201cWe bought the buildings when we were in the depths of crisis three years ago, but we took the view that the fundamentals are still here and people aren\u2019t finding the\u00a0<span style=\"font-weight: bolder;\">luxury product<\/span>\u00a0they want.\u201d<\/p><p>Not for much longer, it seems. As this new wave of super-sized flats start to hit the market, perhaps Barcelona is entering a new architectural era \u2013 maximalism. More is more, as the super-rich well know.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/section>\n\t\t\t\t<section class=\"elementor-section
